Unlocking Hidden Gems: Property Fraud Alerts and Tax Relief for Seniors in Jackson County, Missouri

As an estate planning attorney, I often have the privilege of learning from my clients’ stories and experiences. These conversations not only enrich my practice but also keep me attuned to helpful resources that might otherwise go unnoticed. Recently, two of my clients shared some invaluable information about services offered right here in Jackson County, Missouri, that are especially beneficial for homeowners—particularly seniors. Their insights were too valuable to keep to myself, so I’d like to share them with you.

The first gem they revealed is Jackson and Clay County, Missouri’s *Property Fraud Alert* service (this may be an option in your county as well- give the recorder’s office a call!.) Imagine this: You’ve spent decades building and maintaining your home and a scammer records a deed transferring your home to someone else. The thought of someone committing fraud against your property is unsettling, but it’s unfortunately a growing problem. The Property Fraud Alert helps to safeguard homeowners against such threats by notifying them if any activity is detected on their property records. It’s like having a watchdog that never sleeps, offering peace of mind that your most significant asset is being monitored. It’s a free service, easy to sign up for, and it can make all the difference in catching fraudulent activity before it goes too far. The second piece of good news is a service aimed specifically at senior adults, Senior Property Tax Credit. This option allows seniors in Jackson County to stabilize their property taxes, ensuring they aren’t caught off guard by unexpected increases. It’s a way of giving back to those who have given so much to our community over the years. For many, this can mean the difference between staying comfortably in their homes and facing financial uncertainty. It’s a lifeline for those on a fixed income, and it’s yet another example of how Jackson County is working to support its aging population.  To qualify you must meet the following criteria:

  1.  Jackson County resident.
  2. 62 years of age or older.
  3. The property owner has a legal or equitable interest in the home.
  4. Liable for the payment of real property taxes on the home.
  5. Occupies the property as only primary residence.

What I love most about sharing these stories is that they remind me of the power of community and the importance of looking out for one another. It’s a joy to sit down with clients, hear their stories, and discover these hidden gems together. Their experiences remind me that the work we do extends far beyond the legal documents and courtrooms—it’s about ensuring peace of mind and security for the people we serve.

So, if you or someone you know could benefit from these programs, take a moment to explore them and forward this newsletter. It’s worth the time to safeguard your property and to take advantage of the resources that are out there.
